Integra 61, County Durham

83 hectares
Mixed use, manufacturing, logistics

Integra 61 provides the largest scale logistics and manufacturing development the North East has seen in a generation. 2m sq. ft was pre-let for a new logistics fulfilment centre in 2018 and capacity exists for a further 1m sq ft of space for industrial and/or logistics use in addition to roadside and residential opportunities. The developer has invested £15million in estate infrastructure – civil engineering and utilities provision. On-site infrastructure works and A1(M)/J61 & A688 highways improvements will be complete by April 2020 at a cost of £4m which future proofs the site, allowing for future traffic growth in the area.

Flexible outline planning is in place, permitting fast track delivery bespoke to occupier requirements.

The site sits strategically at junction 61 of the A1(M) in County Durham in the heart of the North East which has an excellent labour pool with a working age population of 1.4 million within a 60 minute drive and is close to all main North East ports. The site is also in close proximity to major local employers such as Nissan (NMUK), Gestamp, Hitachi, Caterpillar, and NSK.
