MetroGreen is an ambitious project to transform brownfield land into a thriving sustainable new urban community of 2,000 new homes. The land surrounds Europe’s largest indoor shopping and leisure destination, the MetroCentre.

The Council’s intention is to support the development of high quality, contemporary, sustainable modern homes for a wide range of incomes and requirements. There are multiple development sites that will appeal to purchasers seeking the dynamic and convenient living of an urban environment with walkable access to leisure, retail and schools alongside the breath-taking countryside.  There are attractive riverside residential development sites to be developed, offering opportunities for active waterfronts and panoramic views of the River.   The area is rich in potential to shape the delivery of a large new urban settlement that matches the living aspirations of Gateshead’s growth industries.

The Council is working in close partnership with a wide range of private and public interests to lever major infrastructure and housing investment. With a track record of delivering large-scale housing projects, the Council will use its commercial expertise to facilitate investment and regulatory powers to increase planning certainty through the adoption of the MetroGreen Area Action Plan. The Plan will be submitted for examination in early 2023.

MetroGreen totals 213 hectares with approximately 45 hectares available for development. The area is 0.5 miles off the A1, with Blaydon to the west and Dunston to the east. Recent upgrades to the A1 have boosted capacity on this stretch of the road connecting Edinburgh and London with M1 and M6 within 1.5 hours travel time. The area benefits from ready access to extensive public transport hubs connecting MetroGreen across the North East. We are looking at deliverable improvements for cycling and pedestrian access across the area.

The Metrocentre sits at the heart of the MetroGreen and will continue to have a vital role in the regeneration and growth of the area. The reconstruction of this area will support the future sustainability and growth of Europe’s largest out of town shopping centre with leisure and other ancillary use opportunities.
